What is Lutyens' Delhi
The Lutyens' Bungalow Zone (LBZ) covers the tree-lined central avenues designed in the 1920s and 1930s, along with residential colonies such as Golf Links, Sunder Nagar, Jor Bagh, Nizamuddin East and parts of Chanakyapuri. Many bungalows sit on plots of one acre or more.
Plot sizes and homes
Inside the colonies, plots are commonly 375, 575, 775 and 1,200 sq yd; the bungalows on the main avenues are far larger. Supply is extremely limited, and most transactions are private.
Building rules
The LBZ has strict guidelines on height, ground coverage and redevelopment to protect its character. Any purchase intended for rebuilding should be checked against the current LBZ norms before you commit.
Things to check
Leasehold or freehold status and any conversion, the Land & Development Office records, permitted redevelopment under LBZ rules, and the consent of every co-owner in family-held properties.
