Builder floor vs apartment in South Delhi: which suits you?
Builder floors dominate South Delhi. Here's how they compare with apartments on space, privacy, cost and resale.
In most of South Delhi you won't find large apartment complexes. The typical home is a builder floor — one floor of a low-rise building on a private plot, usually with three or four floors in total. If you're moving from Gurugram or Noida, the difference matters.
What a builder floor is
A builder floor is an independent unit on one level of a building, sold with an undivided share of the land underneath. On a 300 sq yd plot with four floors, each owner typically gets a 25% share in the land.
Builder floor advantages
- Privacy — one family per floor, often with a private lift lobby
- Land share — your ownership includes part of the plot, which supports long-term value
- Low maintenance — no large society charges
- Location — builder floors are where South Delhi's best colonies are
Apartment advantages
- Amenities — clubhouse, pool, gym and organised security
- Professional management
- Lower entry price in most cases
Cost comparison
Per square foot, a builder floor in GK or Defence Colony costs considerably more than a Gurugram apartment — but you're paying for land in a central, established colony. Monthly running costs are usually lower, though you share lift and common-area maintenance with the other owners.
Resale
Good builder floors in prime colonies have historically held value well, because land in these colonies is limited. Apartments depend more on the reputation of the project and its upkeep.
Our view
If location, privacy and land ownership matter most, a builder floor is the natural choice. If you want resort-style amenities and a gated community, look at apartments. Browse our builder floors to compare.
Maintenance and running costs
In an apartment complex you pay a monthly maintenance charge, often calculated per square foot, that covers security, lifts, common areas and amenities. In a builder floor the owners of the three or four floors usually share the cost of the lift, stilt lighting, cleaning and a guard, which often works out cheaper per month.
Security
Apartments have gated security, while builder floors rely on colony-level security, CCTV and the building's own entry control. Many newer floors now include video door phones and private lift lobbies.
Space and layout
Builder floors usually offer larger rooms, higher ceilings and more natural light than apartments with the same super area, because there are no corridors or shared walls with neighbours on the same level. Note that builder floors are usually sold on actual covered area, while apartments are often quoted on super area.
Financing
Banks lend on both. For builder floors, banks look closely at the sanctioned plan and title chain. See our home loan guide.
Frequently asked questions
Do builder floors appreciate? In prime colonies with limited land, well-built floors have historically held value. Location within the colony and build quality matter most.
Can I renovate a builder floor freely? Interior changes are usually fine. Structural changes and anything that affects other floors need the other owners' consent and compliance with building rules.
