How capital gains on property are taxed
- Long-term (held more than 24 months): 12.5% without indexation. If a resident individual or HUF bought before 23 July 2024, tax can instead be worked out at 20% with indexation, and the lower amount is payable.
- Short-term (24 months or less): added to income and taxed at your slab rate.
- Exemptions: reinvesting the gain in one residential house (capped at ₹10 crore) or in specified bonds within 6 months (capped at ₹50 lakh) can reduce the taxable gain, subject to conditions.
Cost Inflation Index used: 2001–02 = 100 up to 2026–27 = 384. A 4% health and education cess is added; surcharge for higher incomes is not included. Read capital gains tax on property. This is an estimate, not tax advice. Confirm with a chartered accountant.
