Panchsheel Park guide: buying in a Category A colony
Large plots, broad roads and a central location make Panchsheel Park one of South Delhi's steadiest markets.
Panchsheel Park sits between the Outer Ring Road, Shivalik and the Siri Fort area. It has some of the widest roads and largest parks in South Delhi, and a mix of grand independent homes and new low-rise builder floors.
Getting around
Panchsheel Park station on the Magenta Line, Siri Fort Auditorium, the Saket malls and Max Saket hospital are all close. The Outer Ring Road connects to Nehru Place, IIT and the airport.
Housing stock
Plots range from about 300 to 1,000 sq yd. A higher share of homes here are still independent houses than in GK, but most new transactions are builder floors on 400 and 500 sq yd plots. Floors are spacious — often 3,400–4,500 sq ft — with three or four units per building.
Prices
Panchsheel Park is Category A (₹7,74,000 per sq m for land). Builder floors on 500 sq yd plots typically trade between ₹12 Cr and ₹18 Cr. Independent homes vary widely with plot size and condition. View current Panchsheel Park listings.
Points to check
- For older independent homes, a full chain of title going back to the original allotment
- For new floors, stilt height, lift approvals and the common-area agreement
- Whether any part of the plot is subject to road-widening or other restrictions
Why buyers choose Panchsheel Park
Panchsheel Park offers Category A plot sizes at a location more central than Vasant Vihar or Shanti Niketan. The broad roads, large parks and low density give it a calm, suburban feel while staying close to South Delhi's business districts.
Independent house or builder floor?
Panchsheel Park still has a high share of independent homes. Some buyers purchase an older house to live in, others plan to rebuild, and many owners collaborate with builders. If you buy an older house to rebuild, budget time for approvals and around 18–24 months of construction.
Rental market
Floors on 500 sq yd plots attract corporate and diplomatic tenants, with rents commonly between ₹3 lakh and ₹5 lakh a month for well-finished homes.
Costs to plan for
On a ₹15 Cr floor:
- Stamp duty at 6% (male buyer): ₹90 lakh
- Registration at 1%: ₹15 lakh
- Brokerage at 1% plus GST: ₹17.7 lakh

Frequently asked questions
Is it better to buy an old house and rebuild? It can be, if you have the time and appetite for construction. Many owners collaborate with builders instead. See our guide to collaborating with a builder.
