Collaborating with a builder to redevelop your old house
Owners of older South Delhi homes often redevelop with a builder in exchange for new floors. Here's how collaboration deals work.
If you own an older house on a good plot in GK, Defence Colony or Panchsheel Park, a collaboration with a builder can turn it into new floors without you spending on construction.
How it works
You provide the plot; the builder demolishes and rebuilds at their cost. In return you get:
- Some of the new floors (often one or two), and/or
- A cash payment
The builder sells the remaining floors.
What to negotiate
- Which floors you keep — ground with basement, top with terrace, or middle floors
- Cash component and when it's paid
- Specifications in writing
- Timeline with penalties for delay
- Rental allowance while you live elsewhere
Protect yourself
- Use a registered collaboration agreement
- Give the builder a limited power of attorney, not a general one
- Check the builder's finances and past projects
Taxes
Collaboration agreements have specific income-tax and GST implications. Take advice before signing.

A typical collaboration timeline
- Offers and negotiation: one to two months
- Agreement and approvals: two to four months
- Demolition and construction: about eighteen to twenty-four months
- Handover and sale of the builder's floors
Comparing builder offers
Compare:
- Total value of the floors you keep plus any cash
- The quality and track record of the builder
- Specifications, including brands and finishes
- Timelines and penalties
- Who bears the approval, demolition and utility costs
Family considerations
If the property has several heirs, agree the split of floors and cash among the family before you negotiate with builders. A registered family settlement can avoid disputes later.
Frequently asked questions
Can I keep the ground floor and the basement? Yes. Owners often keep the ground-plus-basement duplex or the top floor; it affects the cash component.
What if the builder delays? Your agreement should include rent compensation and penalties for delay.
