Defence Colony: why it stays one of Delhi's most central addresses
Next to Lodhi Road and minutes from Khan Market, Defence Colony combines old-Delhi calm with new builder floors. Here's how to buy well there.
Defence Colony was developed in the 1950s for officers of the armed forces. Today it is one of the most central residential colonies in South Delhi, with tree-lined lanes, a well-known market and quick access to Lodhi Road, India Gate and Khan Market.
Location in brief
The colony is enclosed by the Ring Road, Lodhi Road and the Moolchand flyover. Lajpat Nagar interchange (Violet and Pink lines) is close, and both AIIMS and Moolchand hospital are minutes away. For families who commute to central Delhi, few colonies are more practical.
Plot sizes and housing
Most plots are 217 or 325 sq yd, with some larger corner plots. Typical products are:
- New builder floors of 1,800–2,800 sq ft
- Basement-plus-ground duplexes with a lightwell
- Top floors with terrace
- Older, well-kept homes suitable for redevelopment
Blocks A to D are the most sought after; the inner parks and the market area command a premium.
Prices
Defence Colony is Category B. New floors on 325 sq yd plots generally trade around ₹7–11 Cr. See our current Defence Colony listings.
Paperwork to check
Defence Colony has a mix of original leasehold and converted freehold properties. Ask for:
- The conversion deed if the property was leasehold
- Mutation in MCD records in the seller's name
- Any history of sealing or misuse notices
- The sanctioned plan for new construction
Read more in our guide to leasehold to freehold conversion.
Who lives in Defence Colony
Many original allottee families still live here, alongside senior professionals, doctors from the nearby hospitals and business families. The colony has an active resident welfare association, and the blocks are well maintained.
Defence Colony market
The market is known across Delhi for its restaurants, bakeries and everyday shops. Blocks next to the market are convenient but busier. The quieter inner blocks around the parks are the most sought after.
Renting
Defence Colony rents well because of its central location. Furnished 4 BHK floors on 325 sq yd plots commonly rent between ₹2.5 lakh and ₹4 lakh a month, and the strongest demand comes from consultants, diplomats and corporate leasing.
Redevelopment opportunities
Older two-storey homes on 325 sq yd plots continue to come up for collaboration. Owners usually exchange the plot for two finished floors plus a cash component. Our guide to collaborating with a builder explains how these deals are structured.
How to estimate costs
On a ₹9 Cr floor, a male buyer pays ₹54 lakh in stamp duty and ₹9 lakh in registration. Add brokerage, GST on brokerage and legal fees with our total purchase cost calculator.
