Greater Kailash 2 property guide for buyers

GK-2 offers the Greater Kailash address with calmer streets and plenty of new inventory. Here is what to expect on price, layout and paperwork.

Greater Kailash 2 is often the first colony buyers look at when GK-1 feels too busy or too expensive. It has the same plot sizes and the same builder-floor format, with bigger parks and a little more breathing room.

The neighbourhood

The M Block market is the heart of GK-2, with restaurants, grocers and services. Chirag Delhi and Greater Kailash stations on the Magenta Line are close, and Nehru Place, Saket and Lajpat Nagar are short drives away. The colony is bordered by the Outer Ring Road, which keeps access to the airport and Gurugram simple.

Housing stock

Over the last fifteen years most older homes in GK-2 have been rebuilt as stilt-plus-four builder floors. E, M, S and W blocks see the most redevelopment. That means buyers can often choose from several near-new floors in the same block at once — a real advantage when negotiating.

Prices

GK-2 is Category B. New 300 sq yd floors commonly trade between ₹5 Cr and ₹8 Cr; 500 sq yd park-facing floors reach ₹11–14 Cr. Top floors with terraces and basement-plus-ground duplexes sit at the upper end of each band. Browse current GK-2 listings.

Checks specific to GK-2

  • Because so much stock is recent, ask how long ago the completion certificate was issued and whether all floors have been sold.
  • Check the water-proofing warranty — terraces and basements are where new floors most often show problems.
  • Confirm the agreement between floor owners on common areas, lift maintenance and the terrace.

Who GK-2 suits

GK-2 suits families who want the Greater Kailash address and schools without paying the full GK-1 premium. It also suits buyers who want a near-new floor, because so much of the colony has been rebuilt recently.

Rental market

Professionals working in Nehru Place, Saket and Okhla make up most of the demand for rentals. Expect ₹1.5–2.5 lakh a month for a well-finished 4 BHK on a 300 sq yd plot. Corner floors and park-facing floors rent fastest.

Getting the best price

Because there are often several similar floors for sale in the same block, compare at least three before you make an offer. Ask each builder for the date the completion certificate was issued and for a written list of what is included: air-conditioners, kitchen appliances, lights and wardrobes.

Frequently asked questions
