Documents needed for property registration in Delhi

A practical list of what buyers, sellers and witnesses need on registration day at the Sub-Registrar's office.

Registration day goes smoothly when everyone brings the right papers.

Before the day

  • Book an online appointment with the Sub-Registrar
  • Buy e-stamp paper for the stamp duty
  • Get the sale deed drafted and checked by both sides

Buyer brings

  • PAN card and Aadhaar
  • Passport-size photographs
  • E-stamp certificate
  • Proof of payment of the consideration
  • Form 26QB receipt if TDS was deducted

Seller brings

  • Original title documents
  • PAN and Aadhaar, photographs
  • Latest property tax receipt
  • NOCs if applicable (society, bank for loan closure)

Witnesses

Two witnesses with identity proof.

On the day

Biometrics and photographs are captured, the deed is signed and registered, and the registered copy is issued.

After registration

Apply for mutation and transfer utilities into your name.

If someone signs on your behalf

A power-of-attorney holder must bring the original power of attorney, their own ID and photographs. For NRIs, a power of attorney executed abroad usually needs embassy attestation or an apostille, followed by adjudication in Delhi.

If the property has a loan

The seller's bank must provide the outstanding-balance letter and release the original documents against payment, usually on or just before registration day.

Fees to carry

Registration fees and the pasting fee are paid at the time of registration. Check the payment methods accepted at your Sub-Registrar office.

Common last-minute problems

  • Spelling mismatches between ID and the deed
  • Witnesses without ID
  • E-stamp value calculated on the wrong base
