Property mutation in MCD: why and how

After registering your sale deed, there is one more step most buyers forget: mutation.
What mutation is
Mutation updates the Municipal Corporation of Delhi (MCD) records to show the new owner. It does not create ownership — your registered sale deed does that — but it is needed for property tax, utility connections and future sales.
Why it matters
- Property tax bills come in your name
- Future buyers and banks will ask for it
- It helps establish your possession in any dispute
How to apply
Apply online on the MCD portal with:
- Registered sale deed
- Latest property tax receipt
- Identity and address proof
- An indemnity or affidavit, if required
A mutation fee is payable. Processing times vary.
Tip
Pay the current year's property tax before applying — an outstanding balance delays mutation.
Mutation after inheritance
When property passes by inheritance, mutation needs the death certificate, will and probate or succession certificate, and no-objection affidavits from other legal heirs.

- Unpaid property tax
- Mismatch between the names on the deed and the application
- Missing documents for earlier transfers
