Anand Niketan: inside one of Delhi's most private colonies
Anand Niketan is small, Category A and home to some of the city's best-designed new floors. Here's what to know.
Anand Niketan is a compact colony on the edge of Chanakyapuri. It has none of the bustle of the GK markets — and that is exactly why buyers choose it.
Location
The colony is bordered by Benito Juarez Marg and sits close to Moti Bagh and the diplomatic enclave. Dhaula Kuan, the airport and Gurugram are all quick drives.
Housing
Plots are mostly 400–1,000 sq yd. Developers here typically build three or four large floors with double-height living rooms, private lifts and full basements. Penthouses with big terraces are especially sought after.
Prices
Anand Niketan is Category A (₹7,74,000 per sq m for land). Floors on 500 sq yd plots generally trade between ₹14 Cr and ₹22 Cr; corner and park-facing penthouses go further. See current Anand Niketan listings.
What to insist on
- A written finish specification — brand of marble, sanitaryware, kitchen, lifts and air-conditioning
- Confirmation that the basement is part of your sale (or not)
- For penthouses, your terrace rights recorded in the sale deed
Why Anand Niketan feels different
There is almost no through traffic, no large market inside the colony and very few commercial buildings. Most residents are business families and senior professionals who value privacy above all.
Design quality
Many of South Delhi's architect-led builder floors are in Anand Niketan. Expect double-height living rooms, large windows, private lift lobbies and high-specification kitchens and bathrooms. Compare specifications carefully, because they vary widely from one builder to the next.
Renting
Supply is limited and demand from embassies and corporates is steady. Rents for large floors commonly range from ₹4 lakh to ₹7 lakh a month.
Costs
On an ₹18 Cr penthouse bought jointly by a husband and wife, stamp duty at 5% is ₹90 lakh, plus ₹18 lakh registration. Try the numbers with our stamp duty calculator.
Nearby alternatives
If Anand Niketan stock is thin, consider Vasant Vihar and Shanti Niketan, both Category A colonies close by.
