How to judge a builder's quality before you buy
The builder matters as much as the location. Here's how to evaluate South Delhi builders before you commit.
Two floors in the same block can feel completely different because of who built them.
Look at completed buildings
Visit at least two buildings the builder finished three or more years ago. Check:
- Seepage on terraces and basements
- Condition of the lift and common areas
- How the marble and woodwork have aged
Talk to past buyers
Ask whether the builder delivered on time, honoured the specification, and fixed defects after possession.
Check the paperwork
- Approvals obtained on past projects
- Completion certificates issued
- Any disputes or litigation
Specification honesty
Good builders put brands and grades in writing. Vague promises like "premium fittings" are a warning sign.
After-sales support
Ask for the warranty period on structure, waterproofing and lifts, and who to call when something breaks.
We work with builders whose past projects we know. Talk to us about current inventory.
Quality signals you can see
- Marble laying: tight joints, consistent veining and no hollow tiles
- Woodwork: solid frames, smooth finishes and aligned shutters
- Electricals: branded switches and wires, a labelled distribution board and RCCB protection
- Plumbing: branded fittings, good water pressure and fast drainage
- Windows: quality frames and glass with proper seals
Quality signals you can't see
Ask about structural design, concrete grade, reinforcement and waterproofing systems. Good builders answer these questions readily and share their consultants' names.
Communication
Notice how the builder responds during the sale. Clear answers, written specifications and transparent pricing are good indicators of how they will handle after-sales service.
Red flags
- Reluctance to share approvals
- Verbal promises that never appear in writing
- Pressure to pay large sums before agreements are signed
- Several unsold floors in a building finished long ago
Frequently asked questions
Is a bigger builder always better? Not necessarily. Some smaller builders who build only a few floors a year deliver excellent quality. Judge the work, not the brand.
