The complete checklist before you buy a builder floor

Fourteen things to verify before paying a token on a South Delhi builder floor — from the sanctioned plan to the lift warranty.

Builder floors are bought and sold quickly in South Delhi, and it's easy to skip steps. This checklist covers what we verify on every deal.

Title and ownership

  1. Chain of title — sale deeds going back at least 30 years, or to the original allotment
  2. Freehold status — conversion deed if the plot was leasehold
  3. Mutation in MCD records in the seller's name
  4. No encumbrance — check for loans, liens or court cases; ask for a non-encumbrance search
  5. All co-owners sign — every person on the title must be a party to the sale

Building and approvals

  1. Sanctioned building plan and whether your unit matches it
  2. Completion certificate (or its status for new buildings)
  3. Floor-area ratio and coverage within permitted limits
  4. Lift approval and annual maintenance contract

Your unit

  1. Land share written into the sale deed
  2. Parking slot allotted by number
  3. Terrace and roof rights clearly stated
  4. Builder warranty on structure, seepage and fittings

Money

  1. Price breakdown — what's included (fittings, air-conditioners, kitchen appliances) and what isn't

Our approach

We check the chain of title and approvals on every property we show, and share copies with you before the first visit. See our services and read our guide to title verification.

Why each check matters

  • The chain of title proves the seller has the right to sell. A gap can surface years later when you try to sell or refinance.
  • Freehold status affects how easily you can sell, borrow and redevelop.
  • The sanctioned plan protects you against demolition or sealing for unauthorised construction.
  • The land share keeps your ownership tied to the plot, which supports value and gives you a say in any future redevelopment.

Questions to ask the builder

  1. When was construction completed, and has the completion certificate been issued?
  2. Which brands were used for marble, sanitaryware, kitchen, lifts and air-conditioning?
  3. What warranty covers structure, waterproofing and lifts, and for how long?
  4. How will common costs such as the lift AMC, stilt cleaning and guard be shared?
  5. Who owns the terrace, and what can be built on it?
