Penthouse, ground floor or middle floor: choosing the right level
Each floor of a South Delhi building has its trade-offs. Here's how light, privacy, access and price compare.
On a typical stilt-plus-four builder floor, the four units are almost identical in layout — but they live very differently.
Ground floor
Pros: easiest access for elderly family members, often a front lawn or garden, sometimes sold with the basement as a duplex.
Cons: less light and privacy than upper floors, and more street noise.
First and second floors
Pros: a balance of light, privacy and access; usually the easiest to resell.
Cons: no private outdoor space.
Top floor (penthouse)
Pros: a private terrace, the most light, views over the park, and no one living above you.
Cons: more heat in summer if insulation is poor, and you depend on the lift.
Basement + ground duplex
A duplex combines the ground floor with the basement below, lit by a lightwell. Buyers use the basement as a lounge, home theatre, gym or guest suite. Read more in our duplex guide.
How prices differ
Pricing varies by colony and builder, but as a rule of thumb the first floor is the base price, the top floor with terrace and the ground-plus-basement duplex carry a premium, and the floor just below the top is sometimes priced slightly lower.
Questions to ask
- Is the terrace exclusive to the top floor in writing?
- How is the roof waterproofed, and what is the warranty?
- For ground floors, who maintains the front setback?

Heat, noise and comfort
Top floors receive direct sun on the roof, so good insulation, terrace waterproofing and roof gardens make a real difference to summer comfort. Ground floors stay cooler but can be noisier and less private. Middle floors are usually the most thermally comfortable.
Maintenance responsibilities
- Top floor: usually responsible for terrace waterproofing and any structures on the roof
- Ground floor: often maintains the front setback and garden
- Middle floors: share common costs only
Make sure these are written into the sale deed or a floor-owners' agreement.
Family fit
- Elderly parents: the ground floor, or any floor with a reliable lift and backup power
- Young children: the ground floor with a garden, or the top floor with a safe terrace
- Entertaining: the top floor or a duplex
Resale
Middle floors are the easiest to sell because they appeal to the widest range of buyers. Penthouses and duplexes command higher prices but take longer to find the right buyer.
Frequently asked questions
Is the top floor safe in an earthquake? Structural safety depends on design and construction quality, not floor level. Ask for the structural engineer's details and the sanctioned plan.
