The true cost of buying a property in Delhi
The price is only the start. Here's every cost to budget for, with a worked example on a ₹7 Cr builder floor.
Buyers often budget only for the price. In Delhi, the full cost can be 8–10% higher.
The costs
- Stamp duty — 6% / 4% / 5%
- Registration fee — 1%, plus a small pasting fee
- Brokerage — typically 1% plus 18% GST
- Legal fees — title search and documentation
- GST — only for under-construction property (5% for most homes)
- Loan costs — processing fee and valuation
- Society or RWA transfer charges, where applicable
- Interiors and moving
Worked example: ₹7 Cr resale floor, male buyer
| Item | Amount |
|---|---|
| Price | ₹7,00,00,000 |
| Stamp duty (6%) | ₹42,00,000 |
| Registration (1%) + ₹100 | ₹7,00,100 |
| Brokerage (1%) | ₹7,00,000 |
| GST on brokerage (18%) | ₹1,26,000 |
| Legal & documentation | ₹50,000 |
| Total | ≈ ₹7.58 Cr |
TDS of 1% is deducted from the price, not added to it.

Costs people often forget
- Society or RWA transfer charges in apartments
- Utility transfers: electricity and water connections, plus any security deposits
- Lift AMC and shared costs in builder floors
- Insurance for the structure and contents
- Interest during the gap between token and loan disbursement
Planning your own contribution
With a loan, your own funds must cover the gap between the price and the loan (at least 25% for loans above ₹75 lakh), plus all the costs above, because most of them can't be financed.
Example: own funds on a ₹7 Cr floor with a 75% loan
- Down payment: ₹1.75 Cr
- Duty, registration, brokerage and legal: about ₹58 lakh
- Own funds needed ≈ ₹2.33 Cr
